Win-win model of Haushalten

Hannes Lindemann

To develop these buildings with our models we have certain contracts with the owners and with the users of the buildings. Especially the owners are staying the owners of the buildings. We are not buying the buildings with our association. But the owner gives the building for a certain time to our association and we try to find the right people who are staying in the building and taking care of it.

On the other side we have contracts with the people in the buildings to make sure that something is going to happen inside. They also have to do something because they want to work there or live there. And we have to put it in kind of contract so that both sides can benefit from the situation. Like especially with the Guardian Houses there are temporary contracts. So it is not like a long-term model. After a certain period the owner decides what is going to happen with the building. On the other hand it is a side with our renting model the Ausbauhaus there are ordinary general renting contracts between the owners and the renters.

And our contracts are just like for the start of the model to make sure that the rent is not rising in the certain time and that both sides have to do something. For example the owner have to take care about the roof and about the doors so that people can lock their stuff. On the other side the people have to renovate it. They have to make the windows and to start to make the whole thing run.

And it is different from ordinary renting or kind of developing contracts here because we are doing it in a small scale. But with the small scale we can really represent the interest of the both sides so we can put everything together to one structure where both sides can win from it.
